You could also use this money to buy properties in cash. These properties may be unmortgageable and therefore you can get the property much cheaper. By doing this you can cut out the majority of the market as most people are unable to buy without a mortgage.   Property: If you buy commercial buildings or newbuild blocks of flats and you convert them, the capital allowances are available on the purchase price up to 20%.
